The Finnish investment company Sponda is going to invest in a commercial real estate in Russia about 300 million euro, the head of representative office Sponda in Russia Tom' Asanti has reported RIA Novosti news agency on Friday.
He has specified that company strategy assumes investment in the Russian real estate from 10 to 20 % from group balance sheet Sponda which is estimated today around 3 billion euro.
"Till the today's moment we invested about 300 million euro to Russia and would like to invest still the same sum. Moscow and St.-Petersburg the cities most interesting to us, but on strategy all the others also are interesting" - has told Asanti.
He has underlined that company plans depend not only on a situation in the market of Russia, but also in the world as a whole.
Asanti has reminded that from the moment of an exit on the Russian market in 2005 Sponda has acquired 10 acting trading and office centers in Moscow and Petersburg and continues to consider among potential assets, first of all, qualitative objects in the center of the Russian capitals.
"Four years ago we have acquired the ground area in Dmitrove. It is the unique developer project at the company in Russia", - has specified Asanti.
Last transaction, as he said, has been closed even before crisis, summer of 2008.
As has reported Asanti then the company has acquired office building Ducat Place II total floor space of 15 thousand square meters.
"After that we were focused on our acting objects in Moscow and Petersburg, on mutual relations with tenants that profitableness was a constant", - the head of representation has added.
He has underlined that the company is the long-term investor.
"If to compare us to the western funds, at them short-term plans - for 3-5 years. They acquire, and in 5 years sell to receive good incomes for their investors. We while only acquire objects and we keep them", - Asanti has told.
The interlocutor of agency has noticed that in Russia at the company it is a lot of competitors, especially among local players - so-called speculative players.
"We try to be active too. Constantly we watch the market, we communicate with owners of objects and we try to generate a long-term portfolio", - he has concluded.
