According to mister Khrustalyov, in for today the cost price of building of habitation in Moscow makes an order of 82-90 thousand roubles for 1 square meter.
"This cost includes the earth which manages approximately in 30 thousand roubles, on communications it is necessary about 30 thousand roubles, and on erection of the house - also about 30 thousand roubles" - Khrustalyov has told.
As the expert has explained, growth of the cost price of building can be explained change of rules and conditions in the capital market of real estate, after all today on available building sites of Moscow it is authorized to build considerably smaller volumes of habitation that sharply reduces profits of the builder at preservation of operational expenditure to the earth.
Also affect the building cost price the share of a city which can reach in housing projects of 30-50 % from the available areas can also, Khrustalyov has added.
Final cost of habitation, according to Khrustalyov, will grow similarly building cost prices.
For the first quarter 2011 of the price for economy class and business class habitation have grown on 6,8 %, and till the end of the year the rise in prices will make still a minimum of 20 %, Khrustalyov considers.
